Hot-water extraction

Commercial carpet

Vacuuming lifts what sits on top. Extraction pulls out the traffic soil ground into the backing, which is what makes a carpet look grey down the middle of a hallway.

Tell-tale signs

  • Flattened pile at entries
  • Odour that returns after vacuuming

Strip, seal, refinish

VCT and vinyl

Old finish yellows and traps dirt underneath it. We take it back to the tile, seal, and lay new coats — the difference is a floor that reflects light again instead of absorbing it.

Tell-tale signs

  • Yellowed or cloudy finish
  • Scuffing that will not buff out
  • Visible seams and edges

Deep clean and seal

Tile and grout

Grout is porous, so it holds everything the tile sheds. Pressure cleaning followed by a sealer keeps washroom and kitchen grout from going dark again within a month.

  • Grout darker than the tile
  • Staining around fixtures
  • Mildew smell in washrooms

Scrub and burnish

Concrete and hard floor

Warehouse and shop floors take abuse that a mop cannot touch. Machine scrubbing lifts embedded grime; burnishing brings back the sheen on sealed surfaces.

  • Dust that returns immediately
  • Tire and forklift marks
  • Dull, chalky surface
